The client was interested in Greece in both ways: as a close and pretty holiday destination and as the easiest way to obtain a residence permit in European Union, since the Golden Visa program in this country is one of the most attractive and cheap.

What gets the client:

Client's choice: initially the clients had two scenarios: either buy 3 apartments or townhouses by the sea for each of the children for an amount of at least 250 thousand euros or buy one large family villa by the sea for the whole large and friendly family. As a result, the family decided to go with the second option, when, if not on a summer vacation, they could all be together and communicate with three generations of a friendly family. Parents can obtain a Golden Visa together with their adult child investor.

This area is a bit distant from the infrastructure, so the prices there are still very attractive, while the area is actively developing, a 5* spa resort and a yacht marina have been built, so we expect that real estate prices will rise in the nearest future and the purchase is interesting from an investment point of view.

The cost of real estate to obtain three Golden Visas for adult children and their families, plus parents, is 1 million. Euro. Additionally, the clients decided to purchase all the furniture and equipment that the developer offered as a sample for 40 thousand euros.

It is expected that the price increase in this area will be higher than in other locations in Halkidiki, plus the villa can already be rented daily during summer season and the expected income will be about 4-5% per annum. But so far, the clients have not decided whether the rent it.

All three families managed to apply for a Golden Visa. The parents also submitted documents together with their eldest son. Now they are waiting for residence permit cards.

The purchase was not quick, as during the legal check of the property, lawyers discovered some problems with the documents, and it took several months to re-issued the correct ones. Nevertheless, the clients agreed to wait, and the developer gave them the opportunity to spend 10 days in the villa.
