Purchasing a spacious villa in Halkidiki and selling old property – personal experience of RES-Greece client

In the middle of 2023, a couple from Germany requested to offer them some large spacious villas for their growing family and small grandchildren. The couple has already had a small house in a touristic town in Halkidiki, divided into 3 small apartments, where they spent a lot of time and partly rented it out as a vacation properties. During the next half a year, we have shown some nice properties in Halkidiki until, on April 24, they have finally made their choice of a new spacious two-story villa with a pool and a cozy garden near the tourist town and only 30 minutes' drive from the airport.

What gets the client:

The client's choice was a corner villa in a gated well-kept complex of 11 villas with an area of 275m2 plus an attic of 64m2 and a plot of 761m2, with 5 bedrooms, a swimming pool, fully furnished and equipped with the necessary appliances and air conditioners. This villa has 2 covered parking spaces. The villa offers beautiful views of the sea, because the plot is located on a small elevation above sea level.

The villa is located 180m from the nearest beach and 1km from the town with all the infrastructure and the embankment.

The price of a large spacious villa with quality furniture, all appliances, equipment and decor plus a swimming pool and plot after negotiations with the developer was established as 700,000 euros, that is 2095 euros per m2. Now, after 8 months, such villas are for sale for a minimum of 3000 per m2 without furniture.

The profitability: even now the owner can resell the villa with a significant profit of at least 20%. However, such a villa can also be rented profitably during the holiday season with a yield of 5-6%.

The purchase has been made very quickly, as the developer had all the documents for the sale ready, however, the payment was split into 2 parts with the attraction of bank loan from the client's bank in Germany.

The purchase was completed and after the first payment the new owners received the keys and the opportunity to live in the house. At the same time, we put up for sale the previous property of clients in a well-known resort town
