Personal Experience: Buying a Villa on Athos with Land and Potential to Build a Second Villa

During the spring of 2025, Daniel, a Bulgarian citizen, inform us his wish to purchase a property in Greece for his family summer vacations and possibly holiday rental. This client was interested to spend in Greece his summer vacation, he wanted a quiet place away from tourist routes, the place to enjoy Greek nature and the sea. However, he cannot spend much time in Greece due to his work, so he intends to partially rent out the future house.

What gets the client:

Client's choice is a stone Mediterranean villa 135 sq. m with a large plot of 4750 m2 in a quiet place in Athos, Halkidiki with stunning views. And as it was investigated during the legal check with possibility to build another similar villa on the plot (when checking it was revealed that there is a valid building permit). Villa was built in 2015 and was sold fully furnished and equipped with all appliances and pre-installation for the heating system.

The villa is located in a quiet resort on Halkidiki, on Athos. This is a place for those who admire calm vacations, peaceful surroundings and full relaxation, but there are towns with all the infrastructure 5 and 10 km away. Such places are very attractive for holiday rental by tourists from Western Europe.

The Real estate value was 400 thousand euros for a fully equipped detached villa with a large plot, and the possibility to build another villa with an area of 135m2 and the same layout.

The client has already started the construction of the second villa on the plot and the pool. If necessary, both villas can be rented for a short period of time with a property yield of at least 4-5% annum.

The main issue was that there existed an overdue "red" loan at the villa, and our lawyers had to work hard with an Irish financial operator who regulated the amount of the loan and allowed the buyer to close the remaining amount from the cost of the villa and remove all encumbrances from the villa. It took about three months, but then we completed the deal as quickly as possible.

The purchase was completed with the full support of our lawyers and engineers, and we were able to protect the client from all risks and burdens and restore permission to build a new villa.
