Small is better for urban flats

Survey data reveal a disproportionate growth in demand and prices for smaller apartments.
More and more property developers are turning to the construction of smaller-sized homes, adapting to the new market reality.
According to data from survey by ReDataset of the Resolute – CEPAL group, smaller properties record a greater increase in sales price compared to larger ones, while the average price per square meter is also higher. At the same time, they are ideal choices for investors, Greeks and foreigners, who wish to enter the housing market with the aim of exploitation.
Αccording to ReDataset data, in 2025 the sales prices of smaller properties increased at a faster rate. In the center of Athens, one-bedroom flats (25-40 sq.m.) recorded a 4.2% increase in sales price, compared to 3% for two-bedroom apartments and 2.7% for even larger homes. The overall increase was 3.4%. The average sales price was €1,876/sq.m. for smaller properties, compared to €1,810/sq.m., which was the average price in the entire center.
A similar picture is observed in other areas of Attica, as well as in Thessaloniki, where there are a significant number of smaller homes and high demand. For example, in Athens’ western suburbs, the average sales price last year amounted to €1,685/sq.m, up by 2.9% year-on-year, while throughout Attica the average price did not exceed €1,606/sq.m. and the corresponding increase was 2.1%.
Analysts note that the acceleration in the rate of price increase for smaller properties is explained by the increased demand due to the financial difficulties of ever more interested parties and the increase in single-person households. Smaller houses are also more affordable, as a result they are preferred by more and more people, a sample of the new economic data show.
In its recent report, the Bank of Greece noted that “the high degree of urbanization and the demographic changes recorded in the previous decade explain part of the increased demand for housing, especially in large urban centers.” It added that while the population is shrinking, the number of single-person households is increasing.
