Rental interest from abroad grew 33% in 2025

Foreigners’ searches for renting a property in Greece soared by a third last year compared to 2024.
Last year saw a 17% increase in demand for homes for sales in Greece, compared to 2024, while searches for homes for rent rose 5% year-on-year, per the Spitogatos Insights analysis. However there was a remarkable 33% jump in searches by foreigners for homes to rent, with interest from abroad in house buying climbing 12%.
According to Spitogatos analysts, this large increase in renter interest from abroad is explained by the new trends observed, like the emergence of flexible forms of employment and teleworking, as well as the fact that rent prices and the cost of living in Greece remain lower compared to other countries.
Regarding homes for sale, the countries that record high interest in Greek real estate and at the same time the highest average search prices are China, with an average search price of €430,572; South Africa, with €414,225; and the US, with €391,628.
In terms of the highest demand, prospective buyers from the US stand out, followed by the Germans, British, Chinese and Bulgarians.
Nationwide, the hottest areas for home sale listings in 2025 (from Greeks and foreigners) were, in order: Halkidiki, the Municipality of Athens, the suburbs of Thessaloniki, the southern suburbs of Attica and the Cyclades.
According to analysts, the area showing the greatest potential is the suburbs of Thessaloniki, which moved from fifth place in 2024 to third place last year. More affordable prices and increased construction activity are the main reasons that have boosted demand.
After the top five, other popular areas were the Municipality of Thessaloniki, Kavala, the northern suburbs of Attica, Messinia and the Dodecanese. In Attica, the highest demand for housing was recorded in the Municipality of Athens, while Piraeus stood out with a significant rise, as it moved from fifth place in 2024 to second in 2025 among the areas with the highest demand.
