Housing prices keep rising

The center of Athens and areas of the western suburbs stand out in terms of the largest increase in asking prices for residential properties during the third quarter of this year.
According to data from the SPI price index of Spitogatos.gr, on an annual basis, the largest increases between July and September were found in the center of Athens, with 27.4%, followed by Drapetsona and Perama in western Piraeus with increases of 26.3% and 26.1% respectively, as well as Peristeri, where the increase in the average asking price amounted to 22%.
Data show that these are mainly areas that have a large stock of eligible properties through the second cycle of the “My Home” program, resulting in a correspondingly large increase in asking prices.
Smaller fluctuations are found in other parts of Attica, where prices have begun to stabilize. These include Nea Smyrni in the southern suburbs, Agia Paraskevi in the north, Metamorfosi in the west, the Kolonaki-Lycabettus district in the city center, and Kastella and Pasalimani in Piraeus.
Regarding rental housing, the largest annual increases in the average asking price for the third quarter of 2025 are recorded in the areas of Gazi-Metaxourgeio-Votanikos (18.8%), Petroupoli (17.6%), Perama (15.5%), Filothei (15.3%) and Aigaleo (15.2%).
The average asking prices for residential properties in Thessaloniki increased by 11% in the third quarter of 2025 against the same period last year, while rental prices increased by 7.7% in the same period.
Across Greece, sales prices recorded an increase of 10% in the third quarter, while compared to the second quarter the increase reached 1.6%.
As for rents, the increase was 7.2% on an annual basis, without any particular changes compared to the second quarter.
The southern suburbs of Athens remain among the most expensive areas, with an average asking price of 4,091 euros per square meter. Up next are the Cyclades with 3,870 euros/sq m., the northern suburbs with €3,323/sq.m., Lefkada (€3,230/sq.m.) and Hania, where the average rate is €2,878/sq.m.
