Most holiday home buyers are foreigners

Buyers from a multitude of countries make up the 2025 map of Greece’s holiday home market. The percentage of foreign buyers in this sector constitutes the majority, with the exception of some isolated areas, near Attica, where there is a stronger Greek element, based on a survey by the Engel & Volkers real estate agency network.

It shows that demand for holiday homes remains high and prices are estimated to continue their upward trend for the rest of 2025, but without any major increases. According to the company’s CEO, Giorgos Petras, “the buying groups differ by region and come mainly from Central Europe (Germany, Austria and Switzerland), the US, Lebanon, Israel, the Balkans and Turkey.”

Demand is mainly focused on villas with a pool and sea view, while in the most luxurious properties direct access to the beach is a key requirement.

• Hydra-Spetses: Two of the most popular and cosmopolitan islands, with a glorious history, are preferred by a large percentage of foreign buyers, between 70% and 85%. Most come from the UK, Germany, France, Belgium, the US and Israel.
• Mykonos: Hosting some of Greece’s most expensive properties, Mykonos keeps wooing foreign buyers at 60-70%. They come from Italy, Lebanon, France etc.
• Paros: The percentage of foreign buyers on Paros is between 60% and 70%, with demand mainly focused on villas under 170 square meters, mostly from France, Switzerland, Germany and Israel.
• Santorini: Its natural beauty keeps attracting large numbers of foreign buyers, at 80-85%, mainly Americans, British, Germans and Italians.
• Rhodes: The audience of buyers on Rhodes is different, with foreigners ranging from 60% to 65%. The main markets are Germany, the UK, France, Belgium, Italy and Israel.
• Halkidiki: Up to 85% of holiday home buyers in Halkidiki come from abroad, but also include diaspora Greeks from countries such as Germany and Austria. Many buyers come from France, the UK and the Balkans.
• Porto Heli: Among the areas attracting a significant number of luxury home buyers is Argolida, and especially Porto Heli. Foreigners account for 75%, mainly from the UK, Germany, France, Belgium, the US, Switzerland and Israel.
